Answer from Caroline: The market is on fire right now in Myrtle Beach. Just to give you some insight. I had a buyer from Texas call me at 7:30 am they saw a property online, I went and FaceTimed them on my cell phone so they could preview the property that day. We decided to make an offer and we got into a multiple offer situation. However, we negotiated the property and got it. I handled the inspection, CL-100 and we did a mail away closing. The buyers never had to come into town. They have closed on the property and love it! Had we not moved fast we would have lost it. That home was on the market for 7 days! If things are priced right they are moving quickly! We are seeing multiple offers again and our market is as hot as the weather right now! Call us today for all your real estate needs!

Ask a Dargan Real Estate Agent: Should I present the buyer with a credit at closing or reduce the asking price?
Question: If I should have to sell, what is a better tactic: present the buyer with a credit at closing or reduce the asking price?
Answer: I see agents who list properties where their seller offers a credit towards a lacking area in the home all the time. Example, a home has carpet or flooring that needs to be replaced. They allow a $3500 credit towards carpet/flooring at closing. This is all fine and good because it’s a way to acknowledge that you know it needs to be replaced or needs attention. [Read more…]

Answer: If you have your property listed for sale you should first have your home practically “staged” meaning you got rid of any clutter. It should look clean, neat and crisp. Almost like a model home. If you need to touch up paint or clean out the garage or get rid of some of the furnishings to make the space look bigger, we recommend you do so.
