Holiday Safety
While decorating our homes for the holidays, it’s crucial that we remember to protect our investments–and more importantly–our lives. Hospital emergency rooms treat approximately 12,500 people a year for injuries (broken bones, lacerations, electrical shocks) received while decorating for the holidays, according to the Consumer Product Safety Commission (CPSC).
Ensure your home, yourself, and your family are safe by following these helpful tips.
- Always keep burning candles within eyesight and away from trees and wrapping paper. Speaking of wrapping paper, never throw it into the fireplace. It ignites suddenly and burns intensely, which may cause a flash fire.
- Check your holiday lights before putting them up to make sure they have been tested by a recognized lab and meet safety standards. A red label means the lights can be used both indoors and out. A green label means they can be used indoors only.
- Make sure lights (new or old) are free of broken or cracked sockets, frayed or bare wires, or loose connections. Discard any lights that are damaged.
- Use no more than three standard-size sets of lights per each extension cord.
- Ensure all lights on trees or other items are unplugged before you go to sleep or leave the home.
- Never place lights on a metallic tree. The tree can become electrically charged and cause electrocution if the tree is touched.
- Fasten outdoor lights securely to protect them from wind damage.
- For artificial trees, make sure the label indicates it is “fire resistant”. For real trees, keep them well hydrated and fresh.
- Place trees away from fireplaces and radiators, as well as out of the doorway and high traffic areas.
- Use thin wires to secure a large tree to the walls or ceiling. These wires are nearly invisible and will prevent the tree from toppling over. This is especially important if you have mischievous pets.
- Keep children and pets in mind by placing non-toxic and unbreakable ornaments on the lower branches of the tree. Use ribbon instead of metal hooks to prevent choking or injury.
- Keep your inflatable outdoor decorations from blowing away by securing them properly. They can easily become dangerous, flying objects. Shut off fan blowers when it’s windy outside or when you aren’t going to be home for long periods of time.

Current Myrtle Beach Real Estate Stats
The off season in Myrtle Beach is one of the better times to buy a new or vacation home in the area. The Grand Strand’s off season begins in October and lasts until late February to mid-March. During this time of year, we typically begin to see a shift in the market with an increase in the number of transactions and a small boost in value.
The shift in the market is a great opportunity for an educated buyer due to the increased inventory and decreased demand. In addition, home owners are usually more driven than they are during the spring and summer months. A record number of homes are currently being sold in the area and that should continue throughout the third quarter.
Buyers should be prepared to act quickly when a property arrives on the market with a fair price point.
CURRENTLY:
The average listing price for homes in Myrtle Beach is $220,886.
The average cost per square foot is around $102.
There are 4,750 resale and new homes available in Myrtle Beach, as well as 743 homes in the pre-foreclosure, auction, or bank-owned stage of the foreclosure process.
Final Walk-through Checklist
Over the past few months, you’ve searched high and low for the perfect place to create a new life for your family. Now that your search is over and an offer has been accepted, you’re giddy with excitement as you approach the closing date. However, there’s still one very important thing to complete: the final walk-through.
The walk-through process can take place anywhere from several hours to several days before closing. It’s important to take the necessary time to perform a thorough walk-through to ensure the home is in the condition it was promised. If you spot something worrisome, talk to your agent about it as soon as possible. He or she will strive to quickly resolve the issue to avoid a potential delay in closing.
If the property is still occupied by the current owner at the time of the walk-through, it might benefit you to ask them to be present. This would be a great opportunity to ask about any improvements they’ve wanted to make to the property. It’s also a good idea (as well as a kind gesture) to ask the seller for their forwarding address to route any stray mail.
We created a checklist to use as a guide during the walk-through process. Some items on the list may not apply to your specific property and there may also be others you should consider that aren’t mentioned.
To avoid overlooking a potential issue… walk into each room and ask yourself the following question: “Is there anything that could pose a potential risk, decrease the value of the home, or cause me to lose a significant amount of money should it need to be repaired soon after I close?”
Final Walk-through Checklist | Completed |
Flip each light fixture on and off.
Run the water in each sink. Are there signs of a leak?
Do all appliances work properly (stove, oven, washer, dryer, microwave)?
Do the toilets flush efficiently?
Does the garbage disposal work properly?
Do the exhaust fans run quietly and smoothly?
Test the garage door opener. Does it work?
Is there damage to the walls or floors from the previous owner’s move?
Test the heating and air conditioning. Are they heating and cooling?
Open and close all windows. Do they open and close easily?
Latch and unlatch windows. Do they latch and unlatch easily?
Check for condensation in double-paned windows.
Do the doorbells, alarms, and intercoms work properly?
Does the shower drain properly and efficiently?
Are the plate covers on all light switches?
Check outdoor features (play equipment, pool, hoses, hot tub, sauna, sprinkler system).
Is there a pest control issue that needs to be accessed?
Is the property clean and devoid of debris?
Is the attic and/or basement cleared out and clean?
Did the previous owner leave behind warranties or manuals that may be needed?
Did you previously request any repair work? If so, has it been completed? |
The final walk-through is now complete and any issues found have been resolved. You’ve covered all of your bases and should feel confident about the quality of your new home. Go ahead and breathe a huge sigh of relief. YOU’VE EARNED IT!
Myrtle Beach Subdivisions: Dunes Cove
We talked about one of Myrtle Beach’s most prestigious neighborhoods last week–The Grande Dunes. It seems only fitting to talk about its neighbor this week–Dunes Cove.
Dunes Cove is nestled between Highway 17 and the Atlantic Ocean on the northern end of Myrtle Beach. The community is an older one and bears a name synonymous with prestige and luxury. It’s also situated in an area that is convenient and highly sought after because the beach is easily accessible by foot, bicycle, or golf cart.
The properties located within Dunes Cove offer large wooded estates with lush greens, beautiful oak trees, and lake views. The selection of homes will satisfy the taste palettes of every prospective buyer because it provides a mix of traditional and modern architecture. In addition to a convenient location and attractive landscaping, the high level of security offered to the community is attractive and reassuring. Homeowners and guests enjoy an organized “Community Watch” program, partnered with the City of Myrtle Beach, which features 24-hour surveillance at each of the five entrances.
The list of available homes within Dunes Cove range in price from $395,000 to $6.9 million. Browse the list of available homes HERE.
